Annual Plumbing Maintenance Checklist for Melbourne Homes

Share our post

Like any mechanical setup, your plumbing system naturally degrades over time. Between the city’s unpredictable weather patterns and standard wear and tear, small vulnerabilities can quickly escalate into costly repairs if left unmaintained.

This makes regular professional inspections essential. By taking time to inspect your systems throughout the property, you can prevent leaks and water damage before they even start. In this article, we’ll guide you in checking your plumbing system, room by room.

Why Annual Plumbing Maintenance Matters

Preventive maintenance extends the life of your pipes while reducing the risk of a late-night emergency call-out. In the long run, being proactive saves a lot of money that would otherwise go toward urgent, high-pressure fixes.

Our local climate plays a big role here, too. Melbourne swings from scorching, dry summers to those biting, wet winters. These temperature shifts cause pipes to move and flex, which puts added pressure on the whole system.

While the DIY checks we’re about to cover are great for catching early signs of trouble, we usually recommend at least one professional inspection every year. A pro can spot things you won’t see, ensuring your home stays dry and your water bills don’t skyrocket.

Kitchen and Laundry Plumbing Checks

Most of the water usage happens in the kitchen and laundry, so start your check here. Open up the cupboards under your sinks and grab a torch. Do you see any signs of moisture or old water marks on the base of the cabinets? If you see a damp patch, it can mean a seal is deteriorating.

Next, test your tap flow. Turn them on full blast, and then off again to see if they drip or if the water takes an age to drain away. While you’re down there, take a close look at your dishwasher and washing machine hoses. These can develop bulges or get brittle over time. If they look a bit weary or show any signs of a leaking pipe, it’s best to get them sorted before they burst.

Bathroom and Toilet Inspections

Bathrooms get used constantly, so they need a bit of extra attention. Start by testing every tap for drips. If you find you’re having to tighten a handle extra hard just to stop the water, the washer is likely on its way out.

Check your shower drainage speed as well. If water is pooling around your ankles, it usually means the shower drain is blocked by hair or there’s a buildup of soap scum. This is a clear signal that a total blockage is probably around the corner.

Next is your toilet. Look around the base to make sure things are dry and that the unit doesn’t rock when you sit on it. Then, give it a flush. Does the tank fill up quickly, or does the water stop running completely once it’s full? A running toilet is a classic way to waste hundreds of litres of water without even realising it.

Hot Water System Maintenance

Hot water inspection should be done once a year. This keeps it efficient and stops your energy bills from creeping up. First, make sure the unit is set to 60 degrees. This is the sweet spot for keeping things hygienic and safe.

Also check the temperature and pressure relief (TPR) valve. This is the little lever on the side of the tank. If you lift it briefly, it should release a bit of water. If nothing happens, or if it keeps leaking after you let go, it definitely needs a look.

Look for any signs of rust or moisture around the base of the unit, too. Having the system flushed once a year is a great way to remove sediment that settles at the bottom. This also helps the unit live a much longer life.

Outdoor Drains and Stormwater

Your outdoor plumbing is your home’s first line of defence when the rain hits. Before the wetter months arrive, make it a priority to clear leaves and gunk from your gutters and downpipes. When stormwater drains get blocked, water usually flows back toward your foundations.

Take a walk around the yard after it rains. If you notice water pooling in the same spot for hours or draining very slowly, it might mean there’s a blockage further down the line. Keeping these paths clear ensures that during a downpour, your home stays protected and your garden doesn’t turn into a swamp.

Seasonal Plumbing Tips for Melbourne

To make things even easier, you can break your maintenance down by the seasons:

  • Summer – The heat causes pipes to expand. Take a moment to check your outdoor taps and make sure your garden irrigation isn’t leaking.
  • Autumn –  Clear those gutters and stormwater drains to get ready for the winter rains.
  • Winter – In some of the cooler suburbs, exposed pipes can get very cold. You might want to insulate any pipes that are outside to prevent them from freezing up.
  • Spring – Use the spring cleaning season to check for any damage that happened over winter and test all your systems before the heat returns.

When to Call a Professional Plumber

While there is plenty you can do yourself to keep things ticking over, some tasks are strictly for the experts. Professional plumbing services include gas fitting, internal hot water servicing, or main sewer lines.

Plumbers also use professional tools like drain cameras. These let us see exactly what’s happening inside your pipes. If you find a leak you can’t reach, or if a drain just won’t clear no matter what you try, calling in a pro early is the smartest move. We can get in there, fix the root cause, and make sure a minor annoyance doesn’t grow into a major disaster.
